What this is
Two tools and a paid review, run by two people. We help individuals work out what kind of business they would be good at owning and take a specific seller's numbers apart before they commit. That is all we do.
What we are not
We are not business brokers. We hold no real estate license and no securities license. We do not list businesses for sale, we will not find one for you, and we will not introduce you to a broker or a lender. We receive no commission, referral fee, finder's fee, or any other payment from any broker, lender, seller or advisor. The only money we receive comes from buyers, and it does not depend on whether anything closes.
Nothing here is advice
Nothing on this site or in a Deal Read is legal, tax, accounting, investment or lending advice. It is not an appraisal, not a valuation, not a fairness opinion, and not an offer of credit. No figure here is a quote, and no lender is bound by anything we say. Before you sign anything, engage your own lawyer and your own accountant. We will tell you the same thing in every review we write.
Where the numbers come from
Every figure is either something you told us, something we calculated from what you told us, or an estimate we have labeled as an estimate. The SBA rules we work from are SOP 50 10 8, in force since 1 June 2025, and the FY2026 fee schedule. Rates change, lenders differ, and a real term sheet will not match our arithmetic. We show the date we last checked the rate on the page for exactly that reason.
The fit check
Free, and the result is never held back for an email address or a payment. It is built from your own answers about how you like to work, together with our estimates of what different categories of business demand of an owner. Those estimates are ours and have not been validated against an external standard, which is why the result never prints a score. It is a starting point for a conversation with a lender and an accountant, not a substitute for one.
The Deal Read
One flat price for one listing, read by hand. We do not commit to a turnaround time. It is our opinion, formed from the documents you send us and from public information. We do not audit anything, we do not verify anything with a third party, and we do not visit the business. If the documents are wrong, the review will be wrong.
Refunds
There is no automatic refund. A review that finds the listing does not contain enough for a real answer on the numbers is a completed review, not a failed one: you get what is missing, why each gap changes the answer, and the list to take back to the broker. Beyond that, refunds are at our discretion, and we would rather be reasonable than argue with somebody over one review.
What you may do with it
Read it, print it, and show it to your spouse, your lawyer, your accountant and your lender. Do not republish it, resell it, or hold it out as an independent valuation, because it is not one.
Liability
Buying a business is a risk you are taking, not one we are taking with you. To the extent the law allows, our total liability to you for anything connected with this site or a review is limited to what you paid us, which for most people is nothing. We are not liable for what a business earns after you buy it, for a deal that falls apart, or for a deal you should not have done.

Getting hold of us
There is no contact form and no phone number on this site today, and that is a decision rather than an oversight. We have not agreed between the two of us how enquiries get handled, and a contact route nobody is committed to answering is worse than none. If you have paid us, reply to any email we have sent you and a person will answer. If you have not, everything we would say is already on the site.
