The seller's earnings figure restated on one basis, with every adjustment shown and named. Most of them do not pay anybody to do the owner's job, and that one correction usually moves the number by more than the negotiation will.
Whether it covers the loan
At the asking price, at your price, and at the price where it stops working. If it only covers at a number nobody will accept, you want to know that in week one.
Who makes the money
Which decisions bring in revenue, who makes them today, and which of those people are still there the Monday after you close. This is the thing that quietly decides most of these deals.
What we could not see
Named, not glossed over. Every review ends with the one condition that would change the verdict, so you know what to go and get.

If the listing is thin, that is the finding
Plenty of listings do not contain enough to give a real answer on the numbers. That is not a failed review. It is the most common thing wrong with a deal at this size, and almost nobody says it out loud.
When it happens you get the review anyway: what is missing, why each missing piece changes the answer, and the exact list to send back to the broker. A buyer holding that list is in a stronger position than one holding a tidy number built on gaps.
Why a person and not a machine
